Every Seller deserve the best possible price and terms when selling their property, as well as, the timely sale of their property with no inconvenience to the Seller. We are qualified and prepared to close the sale with the least inconvenience to the Seller. 

There are many important steps to closing a transaction. Everyone has their responsibility; Seller and Realtor. 

A Realtor is responsible for many important things which take place behind the scenes. Promoting your home, through outreach efforts, including scheduling, marketing and hosting open houses, following up with open house visitors, having conversations with ad respondents, and posting photos on the web. The Realtor is responsible for making sure the Buyer is qualified to purchase and negotiating. Being your guide and confidant is part of the service as well.

The Seller is responsible for the visual appeal of the property, so before you List:

  1. Clean, organize, and neutralize your space: declutter your house to make it look bigger and cleaner. 
  2. Landscape your lawn.  A patchy lawn takes away from the home’s overall appearance. 
  3. Update kitchen appliances, if possible; an updated kitchen can help sell your home. You don’t have to remodel your kitchen – just be sure   everything is clean, cabinet doors are intact, etc. to give it a new look
  4. Updating bathroom fixtures can create a totally different appearance. Updating simple fixtures such as your sink and faucet can give any         outdated bathroom flair.
  5. A fence will attract Buyers with children and pets.  Buyers with children and/or pets will appreciate the privacy and security of an enclosed backyard.
  6. Repair any loose fixtures on the exterior of the house, such as awnings, gutters, etc. Make sure the paint isn’t peeling.
  7. A Garage adds value to your home – especially if you can park inside. Make sure the garage is clean and organized. In addition, any storage space should be well organized. 

How to determine the Listing Price

Setting the right price for your home is the most important decision you will make. The first step to determine the asking price is to review the prices of recently sold, comparable homes in the area; evaluate the competition. 

Make your home more attractive to Buyers by adding incentives – a home warranty, paying the Buyers closing cost, etc.

Be realistic – remember Buyers do look at sentimental value, the market will tell you what your home is worth.

TIP: An appraisal may be useful if there hasn’t been much activity in your area or your property is unique. In addition, there may be other circumstances that make it difficult to put a market value on your home.

IT’S SHOW TIME (Showing Your Home)

When a potential Buyer walk into your home – you want them to feel ‘at home’. 

You want potential buyers to feel at home from the minute they walk up the driveway. Give them a canvas to fill. 

Start with a clean, clutter free home. 

Put away the knickknacks, turn on the light in every room – open the shades to brighten the rooms. 

Turn on the air/heat when appropriate. If the weather permit – light a fire in the fireplace.

Make sure the yard is cut and free of items. Allow the potential Buyer to park in the driveway.

The Sale

Before accepting an offer – make sure the Buyer is qualified and ready to close. 

Remember, this is a negotiation – the price the Buyer offer may not be what you are willing to accept. However, do not get discouraged, this is just the beginning. Successful real estate negotiation is what we do.

Once there is an agreement, escrow opens. We will walk you through the process.

The Move

Selling your home and moving to a new one has unique challenges. This collection of tips will help get you off on the right foot.

Before escrow close:

Make agreements with buyers about possession of the home and moving date.

Plan early, go through your property,  give it away, sell at a yard sale or online anything that you don’t want to take with you.

Make a list of important items you will need to buy for your new house, such as drapes, blinds, shower curtains, etc. Having these things with you on the day you move helps you settle in more comfortably.
